Sales

Nationally, the average sales price remained at €420,000, representing an annual increase of 19%. In the South, the average value was €517,000, representing a monthly increase of 1% and an annual increase of 20%. Among the districts with the highest appreciation, Beja stands out, with a 3% increase compared to the previous month and a 37% increase year-over-year, now standing at €195,000. Faro remains the most expensive district in the region, with the average price reaching €550,000, reflecting a 3% monthly increase and a 22% annual increase.

Setúbal maintained its upward trend, with a 1% monthly increase and a 14% annual increase, standing at €445,000. Évora stabilized at €275,000, with an annual appreciation of 25%, while Portalegre maintained its average price of €120,000, representing a 20% increase compared to July 2024.

Rental

In the rental segment, the national average value was €1,300, with an annual increase of 4%. In the South region, the average value increased slightly by 2% compared to June, reaching R$944, with an annual appreciation of 5%.

Faro leads as the district with the highest average rent, at €1,400, registering a monthly increase of 8% and an annual increase of 17%. Setúbal remained stable, now averaging €1,220, representing a 2% increase both monthly and annually. Évora increased compared to June, returning to €1,000, after an 11% increase, matching the value of July last year. Portalegre registered a monthly appreciation of 11%, settling at €500, still below the same value of €550, representing an annual decline of -9%. Beja, on the other hand, experienced the sharpest decline in the region, with a drop of -14% compared to June and -20% compared to the same period last year, remaining at €600.

The Southern region continues to stand out in the home purchase market, with Beja standing out for its strong appreciation, and with Faro and Setúbal consolidating their position as areas with high real estate values. Portalegre remains the most affordable option in the region.

In the rental market, the realities contrast: while districts like Faro and Setúbal maintain high and stable rents, Beja records significant declines. Portalegre and Évora showed increases compared to June, but values remain volatile, without yet indicating a clear trend.
