Home transactions carried out by citizens of the United States, Portugal, Ukraine, Italy, Morocco, Colombia, and the Netherlands reached record levels in the first half of 2025, according to data from the Spanish General Council of Notaries, according to a report by idealista.
Between January and June, citizens of these seven nationalities completed the purchase of 20,364 residential properties, representing 28.6% of the 71,155 transactions carried out by foreigners throughout the country, including residents and non-residents. The volume of transactions from these seven nationalities almost quadrupled compared to the first half of 2007.
Among the nationalities that registered record levels of home purchases, Morocco stands out with 5,654 transactions during this period. Italy, the Netherlands, Ukraine, the USA, and Colombia follow closely behind. Portugal was the seventh nationality to register a record number of home purchases in Spain during this period, with a total of 1,141 properties transacted.
Portugal was also the nationality that stood out for having the largest annual increase in the number of home purchases (22.8%) in the first half of 2025. The Netherlands is the second country of origin where transactions increased the most (18.6%), followed by the USA (14.3%), Colombia (6.6%), Ukraine (4.5%), Italy (3.4%) and Morocco (3.3%). All these nationalities grew above the average of 2% in transactions by all foreign buyers.
Most international citizens who bought homes in Spain live in the country (60.9% of the total). The same is true when we analyse the seven nationalities that reached records: 73.5% of transactions were carried out by foreigners living in Spain. This reality is observed in Portugal, Morocco, Italy, Ukraine and Colombia. But there are two exceptions. There were more purchases by non-resident citizens of the Netherlands than by residents. And the same was observed in the USA.
How much do foreigners spend?
Among all foreign nationalities that bought homes in Spain, the highest spending per square meter (m2) came from the USA, with an average of €3,465/m2. In second place are buyers from Switzerland (€3,457/m2), Sweden (€3,421/m2), Norway (€3,292/m2), and Germany (€3,270/m2).
Also noteworthy is the amount spent on housing by citizens of the Netherlands and Italy, with €2,574/m2 and €2,566/m2 respectively, thus exceeding the average spent by all foreigners (€2,417/m2).
Below this limit are Portugal (€2,195/m2), Ukraine (€1,832/m2), Colombia (€1,535/m2), and Morocco (€747/m2). Although the African country is the second most important in terms of transaction volume — after the United Kingdom — it pays the lowest price among all those analysed and the only one below 1,000 euros/m2.
