According to a recent analysis by idealista, a single person now needs a higher income to rent a studio than to buy one.
Nationally, renting a T0 requires a net annual income of around €34,800 to keep housing costs within the recommended effort rate of 30%. By comparison, buying a studio requires a net income of approximately €33,680 per year, although prospective buyers must also have enough savings for a deposit and other purchasing costs.
Differences across the country
The figures also reveal clear differences across the country. Lisbon remains the least affordable place for solo living, with a person needing a net annual income of around €40,000 to rent a studio apartment and €47,520 to buy one. Madeira is not far behind, where the income needed rises to €36,800 for renting and €49,400 for purchasing.
In the Algarve's Faro district, someone living alone would need to earn approximately €34,000 per year to rent a studio, while buying one would require a net income of around €30,680. Porto is also among Portugal's most expensive markets for single residents, with income requirements reaching €34,960 for renting and €32,920 for buying.
At the other end of the scale, districts such as Guarda, Vila Real and Castelo Branco remain among the most affordable places for singles seeking independent accommodation.
According to idealista, the findings highlight the growing pressure on Portugal's small-property market, where property prices and rents have risen faster than salaries. As a result, many singles, students and relocated workers are finding it increasingly difficult to secure a home of their own.
