According to the National Institute of Statistics (INE), the year-on-year increase of 14.7% in the median value of bank valuations - carried out within the scope of loan applications for the purchase of housing - was lower than that recorded in July (15.2%), while the month-on-month variation was 0.6%.
The Setúbal Peninsula recorded the largest increase compared to the previous month (1.6%), while the Algarve recorded the sharpest drop (-1.2%).
In year-on-year terms, the Setúbal Peninsula also showed the sharpest variation (20.2%), with no reduction observed in any region.
To determine the median bank appraisal value for August 2026, 32,650 appraisals were considered (20,198 apartments and 12,452 houses), up 3.1% from the same period last year. Compared to July, 1,403 fewer appraisals were carried out, a decrease of 4.1%.
For apartments, the median bank appraisal value was €2,655 per square meter (euros/m2), up 17.0% from August 2025.
The highest values were observed in Greater Lisbon (€3,487/m2) and the Algarve (€3,010/m2), while the Central region and Alentejo showed the lowest values (€1,750/m2 and €1,771/m2, respectively).
In this housing type, the Autonomous Region of the Azores showed the strongest year-on-year growth (22.4%), with no decrease. Compared to the previous month, the appraised value of apartments rose by 1.1% in August, with the Azores registering the largest increase (2.9%) and the Alentejo the only decrease (-0.4%).
In the month under review, the median value of 1-bedroom apartments rose by 26 euros to 3,369 euros/m2, while 2- and 3-bedroom apartments increased by 27 and 18 euros to 2,738 euros/m2 and 2,273 euros/m2, respectively. Together, these apartment types represented 93.3% of the apartment appraisals carried out.
Regarding houses, the median valuation reached €1,610/m2, a year-on-year increase of 12.6%, with Greater Lisbon (€2,918/m2) and the Algarve (€2,770/m2) standing out with the highest values, while the Central region and Alentejo presented the lowest values (€1,169/m2 and €1,299/m2, respectively).
The Autonomous Region of Madeira showed the largest year-on-year growth (23.1%), with no decrease.
Compared with July, house valuations rose by 0.2%, with Madeira showing the largest growth (6.6%) and the Algarve the largest decrease (-2.7%).
The median value of two-bedroom houses rose by 13 euros, to 1,625 euros/m2; that of three-bedroom houses increased by 11 euros (1,576 euros/m2), and that of four-bedroom houses fell by 20 euros, to 1,635 euros/m2. Together, these types represented 87.7% of housing valuations carried out in August.
In an analysis by NUTS III regions, Greater Lisbon, the Algarve and the Setúbal Peninsula again showed the highest valuations relative to the national median, at 51.5%, 30.2% and 25.3%, respectively.
Conversely, Alto Alentejo, Beira Baixa, and Alto Tâmega e Barroso recorded the lowest values relative to the national median (-54.1%, -53.0%, and -51.0%, respectively).
The median bank valuation of housing calculated by the INE (National Institute of Statistics) considers dwellings with a gross private area between 35 and 600 square meters and dwellings assessed as part of a loan application.
