Last year, the median housing price remained above the national average in the sub-regions of Greater Lisbon (€3,439/m2), Algarve (€3,139/m2), Setúbal Peninsula (€2,596/m2), Madeira Autonomous Region (€2,500/m2) and Porto Metropolitan Area (€2,305/m2), according to the Construction and Housing Statistics for 2025.
Of the country's 308 municipalities, 56 had a median price higher than the national average, mostly located in the sub-regions of Greater Lisbon (all nine municipalities), Setúbal Peninsula (all nine municipalities), Algarve (14 of the 16 municipalities) and Porto Metropolitan Area (nine of the 17 municipalities).
The municipality of Lisbon recorded the highest price in the country (€4,875/m2), and there were also values above €3,500/m2 in Cascais (€4,550/m2), Oeiras (€4,187/m2), Loulé (€3,993/m2) and Lagos (€3,801/m2).
