The announced investment of 468 million euros in Grândola Logistics Park Euro-Atlantic, promoted by Qantara Capital, belongs, in my opinion, to both categories. We are facing a huge project, with 1.3 million square meters of land, 635 thousand square meters of construction and a rail freight terminal, located about 50 kilometers from the Port of Sines and with connection to the IC1, the Southern Railway Line and proximity to the A2. The location, scale and multimodality are, in themselves, sufficient arguments to recognize the strategic importance of this investment. But I see an even greater opportunity here.
I have long defended an idea that I call "Logistics Assets as Power Stations". The large logistics parks of the future should not be seen only as huge energy consumers or as simple collections of warehouses. With hundreds of thousands of square meters of rooftops and extensive parking areas, they can become true platforms for renewable production, energy storage and electric vehicle charging. The Grândola project itself plans to maximise the use of renewable energy through the installation of solar panels on the roofs of buildings and in car parks, accompanied by data-based management of consumption, production, storage and charging. It is precisely here, in my opinion, that we must be even more ambitious.
Why not think of these major logistics assets as an integral part of the regional energy infrastructure? The energy produced during the day can power the operations of the park itself, be stored in large battery systems, power fleets of electric trucks and, when technically possible and economically feasible, support other industrial activities, data centres or nearby communities. The proximity of Sines makes this reflection even more relevant, in a region that may concentrate some of the largest industrial, energy and digital investments in Portugal's recent history. Data centres, industry, logistics, and transportation will require enormous amounts of energy. We cannot continue to think about each project in isolation.
This is where planning and anticipation make all the difference. A logistics park of this size should not be just a destination for goods. It can become a node of a new economic system where rail, port, energy, storage, data and electric mobility work in an integrated way. Naturally, all this requires network capacity, a regulatory framework, investment and coordination between public and private entities. But that is precisely why these questions must be asked before construction and not twenty years later.
The project also provides for 410 thousand square metres of green areas, reuse of treated water, sustainable certification of buildings and community support equipment. These are positive elements and demonstrate that large investments can no longer be thought of separately from the territory in which they are located. In my opinion, the Euro-Atlantic Grandola Logistics Park represents much more than 468 million euros of investment. It can be an example of how Portugal should start thinking about the large infrastructures of the future.
Not only as real estate assets or logistics platforms, but as ecosystems capable of producing energy, storing it, fueling mobility and supporting the economic development of the regions where they are located. We have the space, the sunshine, the strategic location, and a growing need for clean energy. Too often, we need to do what seems most difficult in Portugal: plan today what we will need tomorrow.
