Data from the INE, which confirms the values ​​advanced in the rapid estimate released on 31 August, shows that in the last 12 months up to August, the average variation of the price index, excluding housing, was 2.56%, a value that serves as the basis for the coefficient used for the annual update of rents for next year, under the New Urban Lease Regime (NRAU).

The effective rent adjustment must now be published in the Diário da República by 30 October.

Only after publication in the Official Gazette can landlords announce the rent increase to tenants, and the increase can only take effect 30 days after this notice.

This year's rate, to be applied in 2027, represents an acceleration compared to last year, when it was 2.24%.
