Add several property portals, hundreds of listings, duplicated properties and dozens of different agents, and what should be an exciting decision can easily become a full-time job and a nightmare

Portugal is a relatively small country, but property markets here are intensely local. Some of Portugal's most exceptional homes are not actively for sale. They may never appear on a property portal and, in many cases, their owners have no interest in publicly testing the market.

That same trust becomes essential when it is time to negotiate.

At this level, negotiation is rarely just about price. It can involve timing, privacy, conditions, fiscal structures and understanding what would actually persuade an owner to sell. The adviser's role is to protect the client's position, maintain confidentiality and find the point at which both parties are comfortable doing business together

“Off-market” opportunities are not a case of a simple database. They involves relationships. And confidentiality is not a marketing expression; it is the reason many of these relationships exist in the first place.

The objective, then, is not to show you more properties. It is to eliminate showing you the wrong ones, and gain access to the right ones.

If 200 properties potentially fit a search criteria, our job is to understand why 195 of them are not for yout, and explain why the remaining five deserve your attention and time.

That is what an adviser should do. Technology should reduce and refine the search, not increase it.
